We are proud to boast that our success is directly related to our relations with our clients, professionals and business associates. The collaborative approach we have adopted in the office permeates through all of our roles and responsibilities outside of the office. If we do not work hard to protect a good design, we may not be around to see it executed. Our clients have witnessed how the team dynamic adds another dimension to a contractor-client relationship and endorse our ability to adapt to a client’s specific requirements.
The corporate structure is one that allows for checks and balances in both the office and the field. Our Director of Construction and General Field Superintendent are committed to providing a second set of eyes on both schedule and quality. At R+R, failure is not an option; we do not keep time sheets. We do whatever we have to in order to get the job done.
The success of any project is mostly attributable to proper planning, and the execution of each project’s specific plan. Each project has its own unique aspects to phasing, logistics, long lead Items, etc. and therefore we do not follow a “boilerplate” approach in the planning phase, but tailor our strategy to the specific project requirements. Engaging R+R as Construction Manager early in the pre-construction phase has proven to be invaluable in this planning phase. The critical factor in controlling time and cost on any major construction project is the early formation of the project team. The assignment of the construction manager to that team ensures that our client receives an accurate and realistic project schedule and budget.
R+R’s objective is to build each project for the lowest possible cost with all quality, scope and schedule goals met or exceeded. To that end, the overall budget update is constantly refined to reflect the latest pricing. This includes any pending, anticipated or approved change orders. Our objective is to manage expectations and limit surprises.
Cost control, like scheduling, begins at the inception of the project and requires the early participation of the construction manager. Richter+Ratner’s value engineering begins at the onset and continues through to the final installation of all systems, equipment and materials, to achieve project goals at the lowest possible cost.
