Select Construction Phase Services:
Assign a full-time field supervisor with experience relevant to the scope and requirements of the project.
Maintain all necessary building department permits and approvals necessary for construction.
Coordinate the work of the subcontractors, engineers and others involved in the project, assuring that all work is completed according to plans and specifications; and meets cost, time and quality goals.
Monitor the schedule to sequence trades for maximum efficiency.
Continually review project schedule milestones and make adjustments to allow for the timely completion of work.
Conduct regularly scheduled project meetings to review schedule and cost.
Perform site inspections to ensure work is done in accordance with drawings, time frame and acceptable standards.
Continuously update project’s budget, incorporating approved changes in work, as they occur.
Supervise work in place and installation of systems to assure full compliance with pertinent codes and
requirements.
Inspect and supervise work of subcontractors to ensure acceptable quality standards and compliance with plans and specifications.
Resolve disputes with subcontractors or suppliers relating to their work or materials furnished.
Ensure that the job-site is maintained in a clean and orderly fashion.
Require compliance with all federal, state and local safety, environmental and building codes by all
subcontractors and suppliers involved in the project.
Review and process subcontractor applications for progress and final payments.
Establish a well-defined procedure for the implementation and processing of any authorized change orders.
Review field orders approved by client and designer to ensure that subcontractor costs on all such orders adhere to relevant unit price schedules.
Provide testing and inspection of work in place required by jurisdictional agencies.
Prepare punch-lists before substantial completion, as each segment of the work enters its final phase, in order to finalize all punch-list work at the project’s completion.
Determine when substantial completion of the project has taken place and notify the owner and designer that the work is ready for final inspection.
Supervise completion of the final construction punch-list items; check out all remaining equipment and
systems; and see that contractors turn over any, manuals, record drawings and maintenance materials.
Obtain final inspections and sign-offs from building department.
Ensure that all subcontractors deliver pertinent guarantees, affidavits, releases, waivers, certificates and other documents (including: warranties, operating manuals, handbooks, drawings, maintenance manuals, etc.)
Prepare an abstract of the project, including: comparisons of projected and actual completion dates;
summary of all authorized change orders; and cost savings.
